Do the tents have power, water, modern conveniences?

No they do not. To enhance the feeling of Waldeinsamkeit, there is not any power or running water in the Glamping Area. In the Gathering Area, we have it all - hot water, electricity, WIFI,  flushing toilets...

Can I see the stars?

YES!!! Without light pollution you can have a clear view of the night sky.

Do you have a toilet, shower, bathroom?

Currently, there are 2 "bathrooms". (more to come) In the Glamping Area, you will find an outhouse. Up the hill in the Gathering Area, you will find a spa inspired bathroom with an over size shower. It has adjustable body jets, a rainfall shower and a hand held. There is a flushing toilet. Anything you might need or have forgotten. We provide all the basics - shower gel, shampoo, etc. We have sunscreen, bug spray, 1st aid items, frequently forgotten items - even a sewing kit.

Are you a Bed and Breakfast?

Yes, we are. Instead of our rooms being in our old farmhouse up by the road, we chose to create the Glamping Area on the banks of Black Brook Creek. We are members of the Finger Lakes Bed and Breakfast Association, Discover Seneca County and the Finger Lakes Tourism Alliance.

Currently, we are offering made to order breakfast sandwiches plus a Continental Breakfast with fresh baked goods in the morning, local yogurt, hard-boiled eggs from our girls, cereal, protein bars, oatmeal, fruit, coffee, cold brew coffee, tea, milk, orange juice and more. We provide fresh eggs and the makings for pancakes or waffles, including local Maple syrup. For our guests' comfort, you can always find a snack or something for a light meal in the Gathering Area Kitchen. We do not limit the hours. 

Will I be cold in the shoulder season?

If the forecasted over night temperature is below 50 degrees, we will place heaters in the tents. Upon request, we will provide them at higher temperatures. You will find cozy blankets and a comforter in your tent to curl up in.

What are you cleaning protocols?

Our professional cleaners strive to exceed the Forbes 5-star cleaning requirements. Our motto, "Every surface, every time." We clean with cleaners that kill 99% of germs. Soft surfaces and touch points are sprayed with a disinfectant. Mattresses and pillows are in full bedbug/waterproof encasements. All bedding on top of the encasements - from the mattress pad to the double pillow cases are cleaned between every guest. Yes, its a lot of laundry!

Are there bugs?

No one likes bugs. You'll find bug spray in the bathroom. The tents are built with screen under the floor boards and on the soffit. There is mosquito netting on the tent openings and bed frame. We provide rechargeable bug zappers and Thermocells to keep the bugs at bay.  

Are you an active farm?

We are an active farm. Please note, there are steep grades, drop offs, uneven ground, farm equipment, livestock, wild animals, insects, briars and plants such as poison ivy along with many breath taking and wonderous sites. NYS Limited Liability Law lets you experience the wonders of nature at your own risk.

Is your venue completely built?

NO.  We are currently creating the venue. Some amenities are not yet built or are under construction. Things such as final landscaping have not been done. We will be continuously improving the venue. You might see missing trim or plastic in some pictures .... By the time you arrive, those may be finished. ;)

Do you have an age limit/allow children?

Please contact us if you need an exception to this rule:
We ask that all guests on property be over 25 years old due to Seneca County Laws surrounding alcohol and cannabis use. 
This is also a safety concern. The tents are on the creek bank. You can not seal the tents to keep a small child in. 

Do you allow legal cannabis and adult beverages?

We are LOCAL beverage and LOCAL LEGAL cannabis friendly. Montezuma Winery and Just Breathe Finger Lakes are 2 miles away. We respectfully ask for no smoking or vaping in buildings, tents, or on platforms/decks due to fire hazards. We prefer no smoking or vaping on property. If you smoke or vape, please be considerate of other guests and leave no trace behind - especially butts - animals get sick when they eat them. Thank you for your understanding and cooperation. Most of all have FUN!

Do you allow pets? Do you have pets on the farm?

Our general answer is No. We are an active farm with livestock - dogs like to chase livestock. We have guardian dogs that do not like animals that chase livestock. We have a 120# German Shepard and a 140# Great Pyrenes. The Great Pyrenes believes everyone is visiting here to pet him.
Our guardian dog LeBeau the Great Pyrenees makes sure you won't encounter any thing that goes bump in the night. The house dogs include Panzer a German Shepherd who is strangely timid and Gertrude a mini-German Shepherd. There are chickens, goats and a ewe. GPS collars limit access to guests.

Where do we park?

We do not allow vehicles in the Glamping Area to enhance the feeling of Waldeinsamkeit. We have a large parking lot up by the house. You are welcome to drive down to unload.

Will we be disturbed by cell phones?

We ask for electronics to be set to silent to enhance the feeling of Waldeinsamkeit.

Who are the innkeepers?

Rick and Ann created the venue and live on site. This is a retirement project for them. They are actively turning over the day to day to their staff. More than likely you will be greeted by them and see them around the farm.

What if it rains?

Are tents were created with the weather in mind. They are raised up on platforms, have sturdy wooden frames and metal roofs. You be lulled to sleep  by the sound of rain falling on the tin roof...

What is Waldeinsamkeit?

The easy answer is the "solitude of the forest" or washing one's self with nature. It is a German tradition of being one with the natural world.

What noises can I expect?

If you are staying in the green tent, there is a large hickory tree over the tent. Nuts do fall loudly on the roof. We are trying to find a way solve the issue w/o cutting the 100 year old + tree down. 
Also if the wind comes out of the south (not often), you will hear the trucks on the NYS Thruway, truck'in on by even though we are a half mile away. 

What is the Lazy River?

Black Brook Creek runs through our property. If you go south (left - towards the house) from the Glamping Area, the creek is deep and prefect to float on or play in the water. There is a swimming hole at the bend in the creek. You can access the creek from in front of the tents or cross the bridge and turn left to the south ford. There you can drop your float in and float back to the tents.
If you go north (right) in the creek, it is shallow and wide. Great for a creek walk.
NOTE: We do not have a lifeguard. Playing in the water is at your own risk.

What is the latest we can book for tonight?

The booking engine will take reservations up to 6 pm for tonight. Feel free to call or text 315.710.9323 after 6 pm to see if we have availability. 

What are your check-in and check-out times?

Check-in is between 4 to 6:30 pm. Between those hours we attempt to have a staff person on duty to greet you. Late check-ins require prior approval and sometimes a fee. Due to the nature of the property we greatly discourage check-ins after dark.
Check-out is at 2 pm. Sleep in and relax.
